Job Description : Healthcare Trust of America, Inc. Position Overview
Reporting to the Expense Accounting Manager, this position will be responsible for maintaining the capital assets for a portfolio of medical office buildings and corporate entities.
Essential Job Functions
Create and maintain assets within the sub ledger for all fixed asset categories, including but not limited to capital, tenant improvement work and intangibles.
Dispose of sub ledger assets as a result of tenant move outs, asset sales, and fully amortized assets when they occur.
Maintain assets in accordance with company fixed asset policies and internal controls, ensuring in service dates, asset classes, and useful lives are correct and entered timely with appropriate review and documentation.
Calculate and post monthly depreciation expense and recoverable interest expense for all entities.
Monthly reconciliation of fixed asset sub ledger to general ledger for all fixed asset and related accumulated depreciation accounts, ensuring all variances are identified and resolved timely. Record adjusting journal entries as needed.
Perform variance analysis over depreciation and amortization expense for all entities to compare monthly results against budget, reforecast, and prior period results.
Fulfill internal, external, and tenant audit requests as required.
Develop depreciation expense budget for all entities on an annual, quarterly or monthly basis, working with property management as needed.
Perform monthly and quarterly fixed asset reporting including fixed asset roll forward, weighted average presentation and other schedules for distribution to management and inclusion in the financial statements
Complete ad hoc project work and other duties as assigned to contribute to efforts to support company growth
Understanding of and adherence to related SOX controls
Minimum Requirements
Accounting degree or equivalent experience
Possess understanding and familiarity of GAAP and SOX compliance
Excellent MS Excel Skills
Ability to work autonomously and prioritize deadlines
Excellent deductive reasoning and problem solving skills
Team player; willingness to help department meet goals and responsibilities
Strong verbal and written communication skills
1 or more years’ experience in real estate and/or fixed asset accounting preferred
Experience using MRI Software a plus
